STRONG BASIS

Matador seeks out investments priced below replacement cost that allow for an attractive all-in basis below the market. By focusing on pricing we are able to quantify the supply and hedge against new development.

Nearly all compelling assets have distinct competitive advantages that MCM looks for in each deal, including: central location with access to transportation and near employment hubs, favorable tenant demographic and unit mix, best-in-class amenities, solid infrastructure and identifiable sub-market tailwinds

IDENTIFIABLE VALUE DRIVERS

Matador also seeks out poorly managed and under capitalized assets which we stabilize and improve through our rigorous asset management program. These assets often have untapped upside achievable through value-add capital improvements, institutionalized management programs, and improved property efficiency with expense control. We avoid extensive and timely value-add risk by focusing on quality properties with solid construction. 

EXIT FLEXIBILITY

Matador focuses on preserving exit flexibility with all assets, ensuring the most accretive result for our investors. Our extensive network of brokers, investors, and peers allows us to stay apprised of the market and make strategic exit decisions. Multifamily remains an in-demand asset class, and 1031 exchanges allow for tax deferred re-investment.
